Would You Sell Your House Yourself?

With realtor commissions hovering around 5% and the average house price being $400k + here, home owners are looking for ways to avoid paying huge commissions to realtors. On top of the commission the bank has to get paid if you have a mortgage on your home, the lawyer has to get his cut, and then you get your stash.

Many people have chosen to sell their home themselves to pocket as much money as possible. It’s definitely a lot of work and you have to know everything about your house, which shouldn’t be too hard considering it’s your home. What’s most time consuming are the showings. If you are living in the house that you’re selling, it always has to remain clean with no clutter so it shows at its best. There can’t be any food aroma’s floating around because you just don’t know what type of food people like. I remember one time I went to look at a house and it smelled like curry. I am not a huge fan of curry at all, so it was a huge turn off to me.


I’ve heard of realtors having freshly baked cookies sitting on the table so when potential buyers enter the home the first thing they smell are home made cookies. Who doesn’t like the smell of cookies.

If you are thinking about selling your home, consider doing it yourself. There are companies out there that will help you along the way. Comfree is a company that helps you market your home with no commission fees. They charge you a one time fee which ranges from $299 – $499 depending on what you want. They take pictures of your home, provide signage, they’ll do a market analysis to help you price your home. They also offer legal advice and marketing advice to help you sell your property as quickly as possible.

Once you decide how much you want to sell your home for they will promote it on their site, they will also advertise it on Realtor.ca for an additional fee, and for maximum exposure since most people search for a home on Realtor.ca.

Property Guys

Property guys is a similar company to Comfree. They too allow you to sell your house yourself while providing you with the proper tools to sell our house quickly. Their packages range from $299 – $1954. The main differences with the two companies are that your listing with Property Guys never expires,  they provide online negotiating tools, and their fees are higher.

Although selling your house yourself may save you a lot of money, it does take time and a certain level of expertise. The more familiar you are with your home and your area, the more likely your home will sell.


  1. I don't know if I could do it or not. The house that we live in now we bought from a FSBO. She was a huge pain in the ass becaus she didn't really understand how it all worked and she made everything harder than it had to be. She even got crabby because I wanted to have an inspection on the property….as if that was a bad thing or she was offended.
    Anyway, I definitely would never buy from a FSBO again, too much work. I dont know if I would ever try to sell my house myself…but when commissions are 5 or 6% it makes it pretty tempting to try.
